156 Porter Street - EAST BOSTON, MA



Design Consultants, Inc. (DCI) was part of a multidiscipline team brought together to convert a former GE light bulb factory into 218 residential lofts.

The building is over 600 feet long and provides approximately 200,000 square feet (S.F.) of living space and almost 50,000 S.F. of garage space. The building stands alone bordered only by Memorial Park and Porter Street. DCI’s challenge was to integrate 119 exterior parking spaces with the building and the Park. DCI worked closely with the architect and landscape architect to create a transition from Porter Street to the parking area and onto Memorial Park. DCI’s primary responsibilities included an extensive storm water management system with subsurface storage infiltration and particle separators. DCI also provided comprehensive utility design, as well as extensive grading design to facilitate ADA compliance. Grading was delicate and had to incorporate the relationship between the building, the underground garage parking, the subsurface drainage system and Memorial Park. DCI secured a BWSC utility permit and a sewer extension permit from DEP. Additionally DCI provided construction support services throughout the construction process. DCI provided extensive survey of the interior for structural elements and completed as-builts and a condominium site plan.
