360 Andover Street - DANVERS, MA

Design Consultants, Inc. (DCI) is assisting the client with the development of a 71-unit condominium complex for senior residents aged 55-plus.
The site, located at 360 Andover Street in Danvers, Massachusetts, includes 11 buildings and one community center on approximately 10.21 acres. The project is being developed under Mass. General Laws, Chapter 40B, which supersedes local zoning bylaws in an effort to further affordable housing goals for individual communities.
Each residential unit will provide one car garage space and one parking driveway space. The development will also provide visitor parking. A U-shaped road traversing the site, will provide access to the units.
DCI performed an extensive instrument survey and submitted preliminary plans to the town. DCI also completed preliminary/conceptual site layout design, including grading, drainage and utility design. The site includes wetlands, and Design Consultants, Inc. submitted an Abbreviated Notice of Resource Area Delineation (ANRAD) to the Mass. Department of Environmental Protection (DEP), and concluded a preliminary site drainage study to evaluate the impact associated with the development. DCI also incorporated Low Impact Development (LID) groundwater management techniques to reduce water resource demands and
effi ciently replenish groundwater. Despite difficult grading issues, DCI completed primary grading for the driveway and set finished floor elevations for each building.
