50 Newbury Road - ROWLEY, MA

Design Consultants, Inc. (DCI) is currently assisting Rowley Properties, LLC with the construction of 44 condominium units on approximately 19.96 acres at 50 Newbury Road, Rowley, Massachusetts.
DCI performed an extensive instrument survey of the property and prepared several conceptual designs for the driveway, building locations, and site layout. This project is being developed under Massachusetts General Laws, Chapter 40B development, which supersedes local zoning bylaws in an effort to further affordable housing goals.
The parcel of land contains wetlands and associated buffer zones, therefore DCI will involve streamlined permitting process with state Department of Environmental Protection (DEP) and the town Conservation Commission. DCI filed an Abbreviated Notice of Resource Area Delineation (ANRAD), conducted an extensive site drainage analysis, completed preliminary site plan submission to the Town of Rowley, and completed a Traffic Impact Assessment Analysis. Due to the extension of the National Pollutant Discharge Elimination System (NPDES) program, DCI will file a Notice of Intent (NOI) with the EPA before any construction takes place at the site.
