Hobbs Brook Farm, LINCOLN, MA



The Client’s development goals were to preserve the significant historical and natural features of the property while appealing to the upper end real estate market. An historic farmhouse once known as the Hoar Tavern occupies a portion of this scenic 60 acre site located in eastern Lincoln, MA. Design Consultants, Inc. (DCI) provided all necessary land surveying services, site design and engineering in order to attain a special permit for an eleven lot cluster subdivision.

Design challenges were numerous including addressing the steeply rolling topography, protecting water bodies/wetlands and responding to the adjacent State Route 2. Creating usable yards with home sites to accommodate structures up to 6,500 square feet while adding septic systems and accessible drives was a major focus of the project. DCI engineers created a design which responded well to the natural forms and drainage patterns present on the site and the immediate area. A new circulation design eliminated dangerous access onto Route 2 and placed the local access onto Lexington Road which connects to the regional artery. The Project addressed environmental concerns by adding protective features and techniques into the design documents. The project also utilizes a low point of the site to create a landscaped pond for drainage, environmental and aesthetic purposes near the entrance to the future neighborhood. A trail system is proposed to accommodate public access within the common areas of the development.
