10 Middlesex Avenue, WILMINGTON, MA


Design Consultants, Inc. (DCI) assisted Middlesex Crossing, LLC with the design and construction of 18 residential housing units and 3,450 square feet of retail space at 10 Middlesex Avenue in Wilmington, Massachusetts. The site includes five buildings on 2.33 acres.

DCI’s responsibilities included extensive field survey and delineation of wetland boundaries. DCI also submitted an Abbreviated Notice of Resource Area Delineation (ANRAD) to the Conservation Commission and filed a Notice of Intent to the state Department of Environmental Protection (DEP).

The primary challenges for DCI were laying out the buildings within a 15-foot no-disturb zone and placing the parking lot within a 25-foot wetland buffer zone, while maximizing the number of parking spaces. Because the subject site is relatively flat, grading and drainage design were also complex. DCI completed comprehensive grading design to evaluate the impact associated with this development, as well as a site drainage study to meet the Town of Wilmington and Massachusetts DEP Storm Water Management Policy requirements. DCI conducted a Traffic Impact Analysis for the development, estimating the daily and peak hour future vehicle trips to be generated using the Institute of Transportation Engineers (ITE) trip rates.

As of February 2006, most of the housing was occupied and the retail space was nearing completion.
