DCI has conducted a comprehensive site drainage study to evaluate the impact associated with this senior housing development. The project is being developed under Massachusetts General Law, Chapter 40B, which supersedes local zoning bylaws in an effort to further affordable housing goals. As part of the process, DCI has submitted Local Initiative Program (LIP) Application to the Town of Reading Zoning Board of Appeals (ZBA).

DCI also conducted a Traffic Impact Analysis for future generated vehicular trips and a traffic signal warrant analysis for the intersection of Salem Street (Route 129), the REI Plaza driveway, and Bay State Road. The development provides 82 parking spaces, including garage spaces, and the buildings surround a loop drive through the site. Since the project site is partly within a wetland area, Design Consultants, Inc. submitted a Storm Water Pollution Prevention Plan (SWPPP), and filed a Notice of Intent (NOI) to delineate the resource area at the subject site and obtain a permit for the proposed hazardous waste cleanup located within the Bordering Vegetated Wetlands (BVW) buffer zone.
